Residential and Commercial Property Management Services

The government authority located in Fairfax, Virginia is seeking residential and commercial property management services to maintain its properties in accordance with established standards. The agency requires a comprehensive management plan and proposal addressing accounting, procurement, compliance, staffing and personnel, maintenance, resident selection, resident relations, waitlist management, and a transition plan. Additionally, the selected manager must perform promotional, leasing, and management activities to lease apartment units, maintain a marketing strategy for periods of low waitlist demand, and provide property management and maintenance services for five commercial properties. The agency requires the manager to invoice the owner separately for all property management fees, including base management fees, asset management fees, and any applicable leasing commissions. The manager must also provide the agency with read-only access to both the operational and accounting functions of the property management system. The contract period will span two years, with performance of the work occurring either onsite or offsite. Eligibility is restricted to onshore organizations based in the United States.
