Renovation Architect Service

The government authority in Akron, Ohio is seeking a renovation architect to serve as the primary strategic and technical advisor to agency leadership. The agency requires specialized knowledge of law enforcement facility standards, operational workflows, and best practices in public safety space planning to guide their headquarters renovation. This project addresses the need to evaluate existing facility conditions, space allocations, adjacencies, and deficiencies relative to contemporary law enforcement standards. The scope of work covers facility assessment and programming, space planning, schematic layout development, and a phased implementation plan. The selected architect must facilitate structured interviews and workshops with agency command staff, unit supervisors, and frontline personnel to document current and future operational needs. Additionally, the architect must develop at least two alternative space planning concepts, evaluate them against operational, security, safety, and cost criteria, and refine the preferred alternative into a recommended schematic layout. To maintain continuous agency operations, the architect must develop a Three-Phase Construction Phasing Plan that sequences work areas, temporary relocations, and swing spaces. The planning deliverables must include phase boundary plans indicating construction limits, temporary partitions, and interim departmental configurations for each phase. Finally, the architect must prepare a design criteria and basis of design document to guide future design-build procurement and execution. Eligible bidders must be onshore United States organizations. The agency requires all performance of the work to be conducted onsite at the facility in Akron, Ohio.
