The City of Detroit, Michigan is seeking architectural design firms, design-build firms, or development firms with architectural staff or subcontractors to develop a standardized set of permit-ready, construction-ready housing prototypes. The agency intends to solve the housing shortage by creating preapproved permitted toolkits adaptable to typical residential lots in Detroit, including bid-level documentation and fully engineered permit sets. The project covers designs for single-family homes, two-family duplexes, and townhouses grouped in three to eight units, focusing on missing middle housing concepts. The requested designs must fit common parcels measuring thirty to fifty feet wide and one hundred to one hundred twenty feet deep, with the average parcel size being thirty to thirty-five feet by one hundred feet. Eligible bidders must be onshore organizations based in the United States. The agency requires the performance of all work to occur offsite. The agency is looking for budget proposals to determine the cost of the project. A virtual pre-bid meeting will take place on May 27, 2026. Bidders must submit all questions regarding this opportunity no later than June 3, 2026.
