Design, Finance, Construct and Operate A Hotel Facility Service

The Arkansas government authority is seeking a qualified professional team comprised of a hotel developer, design team, brand partner, and management company to design, finance, construct, and operate a best-in-class, upscale or higher hotel facility on its airport campus. The authority is trying to solve the lack of on-site lodging for families, business travelers, and leisure travelers who have early morning flight departures, evening incoming flight arrivals, and on-site business meetings. To assist with planning, the airport previously commissioned a market and feasibility study with an independent consultant. The project covers the development of a hotel with between 150 and 200 rooms. The scope of work requires the facility to have a clearly delineated pedestrian pathway to the main airport terminal, which may include traversing the parking deck. The authority will make its paid parking areas available for guests and staff parking to support the full utilization of the hotel. Eligibility is restricted to onshore USA organizations only. The performance of the work will take place offsite. The authority has not disclosed a set budget and is looking for proposals to define the financial structure. A pre-bid meeting will take place on June 15, 2026. Bidders must submit all questions no later than August 3, 2026.
