Real Estate Attorney Services

The Springfield, Illinois government authority is seeking outside counsel to provide real estate attorney services for an anticipated commercial real estate acquisition. The agency needs a qualified legal partner to identify and advise on legal and financial risks associated with the transaction. This partner will review title commitments, easements, liens, zoning, land use, permitting requirements, environmental assessments, surveys, and inspection reports. The scope of work requires the selected attorney to draft, negotiate, and review purchase agreements, lease amendments, escrow agreements, deeds, financing documents, and closing documents. If the acquired property has existing tenants, the attorney will review underlying lease agreements and negotiate amendments as needed. The agency also requires legal support during the closing and post-closing phases of the transaction, as well as assistance in obtaining zoning variances upon request. Eligible bidders must be onshore organizations based in the United States. The agency will permit the selected attorney to perform all work offsite. The agency has not disclosed a specific budget and is looking for bidders to submit pricing proposals.
