Construction Manager at Risk Services

The City of Independence, Missouri is seeking a construction management firm to provide construction manager at risk services. The agency needs a partner that demonstrates a thorough understanding of this delivery method, including the inherent relationships between the owner, designer, and construction management firm. The selected firm must demonstrate the ability and experience to work effectively in a collaborative, team-oriented environment with city staff, architects, and engineers to achieve the agency's project goals. The scope of work requires the construction manager to integrate their expertise into the project team during the preconstruction phase. The firm must advise on design decisions, constructability issues, and alternate construction methods or materials to benefit the agency in terms of cost, quality, schedule, and operational efficiencies. Additionally, the firm must provide periodic reviews of the project scope and budget, develop periodic cost estimates to ensure balance, and provide opportunities for concurrent design and construction activities when beneficial. During the preconstruction phase, the firm must actively engage with the owner, architect, and other design professionals to encourage collaboration, cooperation, open communication, and trust. The firm must also actively participate in design team meetings as required to facilitate and advance the design process. Performance of the work will take place offsite. Eligibility is restricted to onshore organizations based in the United States. The agency is looking for proposals to determine the budget for these services.
