Tax Claim Return and Claim and Sale Notice Postings and Personal Service

The Chester County Tax Claim Bureau in West Chester, Pennsylvania requires a vendor to perform tax claim return and claim and sale notice postings, as well as personal service. Under real estate tax sale law, annual return and claim notices and sale notices that are returned unsigned to the bureau must be posted on the real property. Additionally, the vendor must execute personal service for owner-occupied real property no later than ten days before the scheduled upset tax sale. The agency will provide a digital file of delinquent tax parcels requiring service, which will include property owner and situs address information. The vendor must incorporate all requisite statutory information as part of the return and claim or sale notice postings. The proposed fee structure must utilize flat fees on a per-posting basis and must clearly identify any other associated fees.
