The City of Suwanee, Georgia is seeking a vendor to provide arts centre design-build services to renovate an existing 2,000 square foot, 1940s-era house and grounds into the Creative Arts, Media and Gathering Hub. The project aims to solve the agency's need for dedicated community arts facilities by transforming the historic structure and its surrounding property. The scope of work requires the demolition of an existing detached shed and the construction of a new 30-foot by 50-foot metal building. The selected contractor must perform selective interior demolition per the provided demolition plan, which includes removing all existing flooring, the kitchen, bathrooms, fixtures, and identified partition walls. The agency requires structural rehabilitation of the existing structure, the installation of new partition walls, and a new interior configuration based on the schematic program. The completed facility must feature a creative arts classroom of approximately 453 square feet, a digital media room of approximately 133 square feet, a sound recording room of approximately 55 square feet, an office nook of approximately 30 square feet, and a fused glass studio that doubles as a community multipurpose room. The project scope also encompasses installing two restrooms, new vinyl plank or similar commercial-grade flooring, new paint, and new energy-efficient LED lighting throughout the facility. The contractor must install a new HVAC system, upgraded or new electrical systems as needed, and new plumbing fixtures proximate to existing rough-in locations, including a minimum of one sink in the flex classroom and two sinks in the creative arts room. The sound recording room requires specialized acoustic wall treatment. Only United States organizations are eligible to bid on this opportunity, and the contracted work must be performed entirely onsite.
