Roofing Inspection, Maintenance and Repairs Service

The Maryland Transportation Authority in Hanover, Maryland is seeking a contractor to provide comprehensive roofing inspection, maintenance, and repair services. The agency requires these services to ensure a safe and functional facility through preventative maintenance, as well as repairs and replacements of roofing systems and gutters on an as-needed basis. The selected contractor must conduct a thorough examination of all roof components twice per year, specifically once in the spring and once in the autumn. The scope of work covers detailed inspections of field membranes or panels for physical damage, unusual weathering, dislocated components, surface irregularities, cleanliness, and general appearance. The contractor must also inspect penetration and perimeter flashing provisions for holes, tears, loose or damaged membranes, proper material interfacing, secure terminations, and sealant failures around roof penetrations, vents, HVAC units, and antennas. Additionally, the agency requires the inspection to note any watermarks, stained surfaces, or other indicators of ponding water on low-slope roofs. The agency is limiting eligibility to onshore contractors located within the United States, and all work must be performed onsite at the Hanover facility. The contract term spans a period of one year. The agency has not disclosed a specific budget and is looking for proposals to determine the cost.
