The Pearl River School District in Pearl River, New York, is seeking a qualified vendor to provide comprehensive construction management services for a proposed school facility. The district needs to ensure the project remains within the available budget, meets all design specifications, and proceeds efficiently through the design, bidding, and construction phases. This initiative solves the problem of coordinating multiple contractors, monitoring jobsite progress, and maintaining strict quality and administrative control over the school construction project. The scope of work spans three distinct phases of the project. During the construction document phase, the selected vendor must review the approved program and facility size, compare the proposed facility with the available budget, and certify constructability and completion at the end of each design phase starting with the schematic design. For the bidding phase, the vendor is required to coordinate the distribution of bidding documents, schedule and conduct pre-bid meetings alongside the architect, and attend the bid opening. During the construction phase, the vendor must conduct weekly meetings with the contractor, architect, and district representatives. Administrative duties include obtaining and tracking all contractor insurance certificates and bonds, pre-reviewing and screening shop drawings and submittals before architectural review, and maintaining a submittal log. The vendor must also maintain record drawings, photographs, and a daily log of significant events, weather, visitors, and occurrences, with a copy submitted daily to the Superintendent or designee. Eligible bidders must be located onshore within the United States. All performance of the contracted work must take place onsite at the project location in Pearl River, New York.
