Overhead Door and Gate System Maintenance and Repair Services

The City of Yuma, Arizona, is seeking a contractor to provide comprehensive overhead door and gate system maintenance and repair services. The agency requires corrective maintenance, as-needed preventive maintenance, repair, and installation services under an indefinite delivery/indefinite quantity contract. This project addresses the ongoing operational reliability and safety of all agency overhead doors and automated gate systems. The scope of work covers diagnostic and corrective repairs, component replacements, operator installation and calibration, emergency response, and integration with existing access-control equipment. The contractor must replace parts such as springs, rollers, cables, tracks, hinges, safety sensors, operators, motors, and weather-seals. The agency requires strict adherence to manufacturer instructions for installing door and gate operators, setting travel limits, force settings, and braking or clutch features. Work also includes mounting and coupling jackshaft, trolley, and chain-drive configurations according to specific manufacturer alignment rules. The contractor must confirm duty cycles, test delay-on-reverse protocols, install UL 325 listed operators, and commission monitored entrapment protection devices. For projects requiring loop detectors, the contractor must cut and install exit loops in asphalt, restore the surface per City practice, and test the integrated system functionality.
