Facility Condition Assessment Service

The Lucas County Metropolitan Park District in Ohio is seeking a vendor to provide a comprehensive facility condition assessment service. The agency requires this assessment to support its mission of developing, improving, protecting, and promoting clean, safe, and natural parks and open spaces for the public. The selected vendor will collect on-site facility condition data, provide budgetary projection expertise for the planning process, and deliver formatted copies of the assessment report and data. The scope of work covers engineering and architectural analysis of building exterior systems, including roofs, envelopes, façades, window systems, exterior doors, signage, entrances, exits, and sidewalks. The agency also requires analysis of building interior systems and finishes, such as walls, doors, floors, and ceilings. The vendor must create inventories of building systems, components, and finishes, estimate where equipment is in its lifecycle, and document existing conditions with photographs. The project requires reviewing existing building documentation, including surveys, drawings, previous evaluations, maintenance projects, renovation projects, preventive maintenance evaluations, and recent condition reports. Based on this data, the agency needs a comprehensive list of recommended projects for improvements, repairs, renovations, and capital improvements, with estimated costs for each. The contract period will span one year, and the performance of the work will take place offsite. Eligible bidders must be located onshore within the United States.
