Janitorial Maintenance Services

The City of Coral Gables, Florida is seeking a qualified vendor to provide comprehensive janitorial maintenance services across various municipal facilities. The agency requires routine nightly cleaning of offices, restrooms, and common areas to maintain a sanitary and professional environment. Additionally, the selected provider must supply daytime porter services to ensure restrooms and common areas remain clean while actively in use by city staff and visitors. Beyond routine cleaning, the scope of work encompasses specialized, as-needed services to address specific maintenance challenges. These additional tasks include carpet cleaning, stripping and refinishing of floors, high-pressure cleaning, painting, and degreasing of concrete floors. The provider must also perform water extraction, graffiti removal, cleaning of canopies and awnings, and electrostatic disinfection services as requested. The agency requires the provider to manage all personnel and resources effectively to deliver a high standard of service. This management responsibility includes proper planning, staffing, assignment coordination, routine inspections, quality control, and regular reporting to the city. Only onshore organizations based in the United States are eligible to submit proposals for this opportunity. The contract term spans a period of three years, with performance of the work occurring offsite from the vendor's perspective but within the specified city facilities. The agency has not disclosed a set budget and is looking for pricing proposals from interested bidders. A non-mandatory pre-bid meeting will take place on June 3, 2026, to discuss the requirements. Bidders must submit all clarification questions no later than June 19, 2026.
