Appraisal Professional Services

The City and Borough of Juneau, Alaska, is seeking a qualified vendor to provide professional real estate appraisal services. The agency requires the selected appraiser to conduct thorough onsite inspections of each subject property and all selected comparable properties. If any valuation errors occur due to an inadequate inspection, the appraiser must perform a corrective onsite inspection at their own expense. The requested appraisal reports must feature onsite photographs of all appraised and comparable properties, with markings or captions that clearly approximate property corners and boundaries. Each report must also include an annual land rent comparison chart detailing the location, date, rent, size in square feet, and rent per square foot for each comparable. The agency requires the appraiser to fully discuss all transaction adjustments and present them clearly within an adjustment table. The appraiser must contact each applicant or lessee directly to offer them an opportunity to discuss the appraisal and participate in the property inspection. Eligibility for this contract is restricted to onshore organizations based in the United States. The agency will accept digital proposal submissions via email or through their online portal, and bidders must submit their proposals without a pre-defined budget limit. The agency will host a pre-bid meeting on June 17, 2026, to address questions regarding the scope of work.
