Real Estate Property Inspection Services

The University of Washington is seeking real estate property inspection services on an as-needed basis for buildings where the institution acts as either the tenant or the landlord. The agency needs to evaluate a wide variety of property types, including commercial, mixed-use, office, retail, laboratory, warehouse, industrial, residential, farmland, timber, right-of-way, easements, vacant land, and medical clinics. Some of these properties may present challenges such as limited access, wetlands, development impediments, condemnations, or contamination. The scope of work requires due diligence and inspection activities for specialized environments like medical, laboratory, research, and other technically complex spaces. These inspections must include recommendations regarding safety, infrastructure capacity, regulatory considerations, tenant improvements, and anticipated capital or operational impacts. Additionally, the agency requires post-emergency inspections after events like earthquakes, fires, or floods to evaluate structural integrity, building safety, and occupancy status, especially for critical university facilities. The selected provider must also estimate, evaluate, and document property damage for insurance claims support, and offer recommendations for stabilization, repair prioritization, and re-occupancy. Eligible bidders must be onshore organizations based in the United States. The performance of all inspection work will take place onsite at the designated properties in the Seattle, Washington area. The agency is establishing a contract period of two years. Bidders must submit all questions regarding this opportunity no later than July 2, 2026. The agency has not disclosed a specific budget and is looking for proposals to determine the cost of these services.
