The Yarmouth Municipal Affordable Housing Trust in South Yarmouth, Massachusetts is seeking developers, professional firms, and project proponents to provide affordable housing development services. The agency is trying to expand the local inventory of affordable housing by acquiring previously developed or disturbed real property and redeveloping it into new affordable housing units. To prevent speculative purchasing, the agency prohibits bidders from acquiring properties through foreclosure auctions unless the trust grants explicit, prior approval. The scope of work requires that all developed affordable housing units serve households earning no more than eighty percent of the area median income. For conversion projects, the selected partner must rehabilitate and preserve the property, remove all health and safety code violations, and abate any lead paint or lead hazards. The work also covers repairing failed structural or mechanical systems and addressing emergency repair items identified by a property inspection report. The agency restricts eligibility to onshore organizations based in the United States. The selected partner will perform all development and rehabilitation work offsite.
