Construction Manager at Risk Services

The North Kingstown School Department is seeking qualified bids for Davisville Middle School Construction Manager at Risk services. The required scope includes cost estimating and reconciliation, cost control management, scheduling, phasing plans, logistics, value engineering, systems life cycle cost analysis, constructability reviews, permitting assistance, subcontractor pre-qualification and bidding, and confirming 90% construction documents completeness. Work must be performed on site in North Kingstown, RI. Bidding is restricted to onshore USA organizations. Bidders must submit proposals digitally through BidNet Direct no later than 1:00 p.m. on October 16, 2026, and no physical proposals will be accepted. Questions regarding the RFP must be sent in writing to Bridget Hayes at [email protected] by October 7, 2026, at 4:00 p.m. Proposals will be publicly opened on October 16, 2026, at 1:00 p.m. The buyer reserves the right to reject any or all proposals, and proposals will be rejected if collusion is believed to exist. Submitted bid quotations must remain firm for 90 days following the bid opening. Bidders must include a fee proposal with a not-to-exceed total cap for pre-construction expenses, which commence in November 2026 and continue through April 2027.
