Residential and Commercial Property Management Services

The government authority located in Fairfax, Virginia is seeking a vendor to provide comprehensive residential and commercial property management services. The agency requires a management plan and proposal addressing accounting, procurement, compliance, staffing and personnel, maintenance, resident selection, relations, waitlist management, and a transition plan. The selected manager must maintain the buildings, appurtenances, and grounds of the properties in accordance with established standards. The scope of work covers promotional, leasing, and management activities to lease apartment units, alongside property management and maintenance services for five commercial properties. The agency requires the manager to maintain a marketing plan outlining the strategy, outreach, and marketing activities to implement if waitlist demand decreases. Additionally, the manager must provide the agency with read-only access to both the operational and accounting functions of the property management system. Bidders must be onshore organizations based in the United States, and the performance of the work will occur either onsite or offsite. The agency is requesting proposals to determine the budget and will require the manager to invoice separately for all property management fees, including base management fees, asset management fees, and leasing commissions.
