The City of Covington, Kentucky, is seeking a private master developer to update and execute Phase II of a master development plan. The agency is trying to create a cohesive development that integrates planned public investments in utility infrastructure, parking, hardscapes, greenspace, and gathering areas. This initiative aims to promote mixed-use vibrancy with a balance of uses that complements the surrounding businesses and residential community. The project scope requires the master developer to update and develop the Phase II portion of the master plan, while Phase I involves selling individual subdivided parcels to multiple developers to encourage architectural diversity and long-term neighborhood resilience. Planned public improvements, including the garage footprint and green space, will remain largely as planned with modifications allowed only as-needed to accommodate the master developer's development plan.
