The government authority located in Visalia, California is seeking a consultant to provide professional real estate appraisal services. The agency needs these services to obtain accurate estimates of fair market value for various public property interests. The selected provider will solve the agency's need for independent, data-driven valuations of its real estate assets. The scope of work covers commercial building appraisals, leasehold and rental interest appraisals, vacant land appraisals, and limited appraisal reports. For assigned properties, the consultant must prepare and submit formal appraisal reports indicating the estimated fair market value. These reports must include the collection and analysis of property-specific data for both the subject property and comparable sales. The agency also requires the reports to detail the comparable sale selection process, applicable adjustments, weighting of comparable sales, and the resulting indicated market value. Eligible bidders must be onshore organizations based in the United States. The agency allows the performance of the appraisal report work to be conducted offsite.
