Owner’s Representative and Project Manager Service

The government authority in Breckenridge, Colorado is seeking an owner's representative and project manager to oversee an addition to the Little Red Schoolhouse. The selected partner must coordinate with design consultants to finalize the site plan, design documents, and construction documents, while securing all necessary licenses, entitlements, and permits. The scope of work also includes managing the selection of the general contractor and other consultants, as well as managing the project schedule and budget. During the construction phase, the representative must coordinate the efforts of architects, engineers, the general contractor, and other consultants to ensure compliance with approved contracts, plans, permits, and construction documents. The agency requires the representative to review and evaluate all change orders and submit regular draw requests to the town with detailed monthly reports. Communication expectations include providing weekly updates to the owner through meetings or other agreed-upon methods, with the representative working independently with minimal guidance. Eligible bidders must be onshore United States organizations, and the performance of the work will take place offsite. Bidders must possess a significant amount of experience in development, construction management, oversight, and record-keeping, with specific experience in public sector projects, educational facilities, and childcare facilities.
