Design, Finance, Construct and Operate A Hotel Facility Service

The Arkansas airport authority is seeking a qualified professional team to design, finance, construct, and operate a best-in-class, upscale or higher hotel facility service on its campus. The agency is trying to solve the lack of on-campus lodging for airport users, specifically targeting families, business travelers, and leisure travelers who have early morning departures, evening arrivals, or on-site business meetings. To support this project, the authority previously commissioned a market and feasibility study with an independent consultant. The scope of work covers the development of a hotel with 150 to 200 rooms. The facility must feature a clear, delineated pedestrian pathway to the main airport terminal, which may include traversing the parking deck. The authority will make its paid parking areas available for guests and staff to ensure full utilization of the hotel. Eligibility is restricted to onshore USA organizations. The performance of the design and planning work will take place offsite. The agency has not disclosed a set budget and is looking for financial proposals from bidders. The agency will host a pre-bid meeting on June 15, 2026. Bidders must submit all questions regarding the opportunity no later than August 3, 2026.
