Construction Manager at Risk Services

Lexington County School District One requires a U.S. onshore vendor to provide Construction Manager at Risk services for the Maintenance Capital Program Group 1 in Lexington, South Carolina. The selected vendor must participate in design meetings, maintain master schedules, perform constructability reviews, evaluate market conditions, build cost models, and assess energy and cost-saving alternatives. Additional duties include creating a subcontracting plan that supports small, minority, women-owned, and local businesses, as well as conducting competitive trade bidding and managing guaranteed maximum price models. Eligible offerors must submit one technical proposal PDF and one redacted public-copy PDF online via Beacon Bids by 3:00 P.M. Eastern Time on November 2, 2026. All questions must be submitted through Beacon Bids no later than October 7, 2026, at 10:00 A.M. Eastern Time. Offerors must hold their proposals open for at least 90 calendar days following the submission opening date, with the award anticipated to be posted on December 1, 2026. Offerors must price proposals based on standard AIA contract forms without executing or submitting the actual AIA forms alongside their technical proposal.
