The buyer requires real estate title services for a government authority located in St. Louis, MO. The selected vendor must conduct a comprehensive title search, prepare opinions of title, and identify ownership interests, recorded liens, encumbrances, easements, and restrictions. Responsibilities also include preparing or supporting title-related documents for property conveyance, such as warranty deeds, bills of sale, owner's affidavits, FIRPTA affidavits, title commitments, and title policies. Additionally, the vendor must prepare settlement statements, coordinate lien payoffs, tax prorations, utility adjustments, and recording fees, while verifying ownership and reviewing recorded documents affecting marketability of title. Eligible bidders must be USA organizations. The vendor will perform all work offsite. Bidders must submit their proposals to provide budget details.
