Construction Management at Risk Services for Carver High School Modification and Renovations

Atlanta Public Schools requests proposals for a Construction Manager at Risk to provide preconstruction and construction services for modifications and renovations at Carver High School. The selected manager will prepare detailed cost estimates across schematic, design development, and construction document phases, perform value engineering reviews, and submit a Guaranteed Maximum Price for APS consideration. The initial one-year contract covers preconstruction services on a lump sum basis alongside agreed percentages for general conditions and construction-phase fees. Offerors must submit their proposals online via Bonfire under the Proposals tab by December 1, 2026, at 11:00 a.m. ET. A non-mandatory pre-proposal conference and site visit will take place at Carver High School on November 9, 2026, starting at 1:00 p.m. ET, and questions must be submitted through Bonfire. Eligible submissions require completing designated administrative forms, a fee table, proof of a general contractor's license, an E-Verify Affidavit, and a No Influence and Non-Collusion Affidavit.
